What do we do when your unit is vacant?
- Inspect the vacant unit with a complete write-up & photographs of work needed
- Post a for rent sign, lockbox, and brochure box with fliers at select locations
- Conduct market survey of similar vacant units in the area
- Order out and prepare vacant unit for rent ready
- Advertise vacant unit - see advertising below
- Screen and qualify prospective tenants, including running a credit report, U.D. screening (landlord’s report) and all needed verifications on resident's application
- Execute rental agreements and leases
- Hire and supervise onsite resident managers
- Effective handling of all tenant related problems
Financial Management
- Property software program – Appfolio
- Collection of rent and deposit into trust account
- Tenants have the option of paying online for free, paying with cash at 7-11 with Pay Near Me or with personal check or money order
- Payment of all operating bills, including utilities and maintenance
- Payment of trust deeds & association dues
- Payment of property taxes and insurance
- Issue 3-Day to quit notices on all past due tenants
- Coordinate any eviction procedures with Unlawful Detainer Attorney
- Review all utility and repair bills prior to payment
- Owner disbursements monthly by check or direct deposit
- Monthly reports mailed or emailed to investors
Property Maintenance
- Order out all minor repairs needed
- Inspect and schedule all necessary vacancy rent ready work
- Secure bids from independent contractors and negotiate contracts for major repairs
- Bill back tenants when they are the cause of repair
- Vendor discounts passed to the investor
